OMAHA, NE – May 14, 2026 – Jasper Stone Partners and Poag Shopping Centers today announced that iconic outdoor lifestyle retailer L.L.Bean has signed a lease for 15,000 square feet of retail space at Avenue One, the landmark mixed-use destination under construction along the Dodge Expressway in West Omaha.
Founded in 1912, L.L.Bean is known for its high-quality craftsmanship, heritage style, and exceptional customer service which will be part of the shopping experience along with its four-season assortment of outdoor inspired apparel and footwear. The new Avenue One location will offer an immersive retail experience featuring the brand’s signature products for outdoor living, travel, and everyday comfort.
The addition of L.L.Bean further strengthens Avenue One’s growing lineup of nationally recognized retailers and reinforces the project’s positioning as a premier lifestyle destination for the region. With broad, multi-generational appeal and a strong alignment with wellness, the outdoors, and quality, L.L.Bean complements Avenue One’s vision for a walkable, experience-driven environment.

Avenue One has officially broken ground, and vertical construction is underway, with structural beams now in place for Williams Sonoma, Pottery Barn and West Elm. Development activity continues to accelerate as the project moves toward its planned opening in 2027.
L.L.Bean joins a roster of previously announced tenants that includes Arhaus, Williams Sonoma, Pottery Barn, West Elm, Perry’s Steakhouse & Grill, and Barnes & Noble, with additional tenant announcements expected as leasing progresses.
The more than 200-acre Avenue One development is designed to bring together best-in-class retail, dining, residential, office, and hospitality uses in a thoughtfully planned setting that emphasizes walkability, convenience, and vibrant community spaces. A
